The Physical
Located on 42 acres in the heart of the Mueller, the Mueller Town Center District is a planned 1.2 million square foot mixed-use lifestyle district that features a mix of retail, dining, cultural and entertainment options as well as workplaces, apartments and condominiums. Designed for strolling and spending quality time, the District will comfortably accommodate pedestrians, vehicles and transit. Urban scale, exciting shops and stores, and high quality design (buildings as well as streetscape) will create a sense of place in the Town Center District, making it a unique Austin destination.
The Vibe
The District is envisioned to be 24-hour, 365-day life force that features a fully integrated mix of commercial, civic, recreational and cultural offerings – providing a soulful and diverse experience for its visitors. As the pulse of the overall Mueller community, the District will be an inclusive place which appeals to the surrounding neighborhoods as well as a destination that attracts the greater Austin community. The goal for the District is to provide experiences that are “loved” by Austinites, notably, great shopping, live music, fine food, recreation and entertainment.
In Aldrich Street
Mosaic at Mueller
The first of many apartment communities in the Town Center District, Mosaic at Mueller is a 441-unit complex built in 2007. Ground-floor commercial and retail spaces connect to the future offerings of buildings East of Mueller Blvd.
Seton Administration Offices
Seton relocated between 650 and 750 employees in departments such as administrative leadership, human resources, facilities, advocacy and planning to the new offices. The 156,000-square-foot office building is on 3.25 acres south of the Dell Children's Medical Center. The building includes a parking garage lined with the Greenway Lofts, a four-story 36-unit condominium building.
SEDL
SEDL is a private non-profit organization that performs educational research. They moved from downtown to a new building to house their 110 employees. The building inlcudes unique features such as an education research library, outdoor classrooms with wireless access, office hoteling spaces for visiting scholars, a 956-square-foot demonstration science and technology classroom/laboratory and more.

Mosaic at Mueller Phase II
The 301-apartment community is under construction just a block north of Mosaic at Mueller. The complex will be four stories tall and offer one-, two- and three-bedroom residences and five two-story live-work units.
Austin Children's Museum
The Austin Children's Museum (ACM) will soon break ground on their 40,000-square-foot facility. Moving from downtown Austin, ACM will offer expanded services to engage children through age 11. The museum features an innovative workshop, a projectile range, a wax casting facility, an interactive outdoor space, a dynamic water (and drying) experience and an engaging healthy lifestyle experience – just to name a few. With $11.5 million already raised for the $20 million, the museum will break ground on its future home late this summer with anticipated completion in late 2013.
Austin Playhouse
Austin Playhouse is planning a new 4,000-square-foot facility that will feature a 220-seat main stage and 99-seat second stage. In addition to more seats, convenient parking and improved patron services, the theatre, designed by Dick Clark Architecture, is planned to house two stages, a bar, a rooftop terrace with an art gallery featuring exciting new works by local artists, a cafe in the lobby and a full-service restaurant for dining before or after the show, plus classroom and meeting space. This fabulous facility will be available for use by other organizations, resulting in a building that benefits the broader community as well.
